Fees applying to all new tenancies from 1st June 2019

We may charge a tenant any or all of the following when required:

  1. the rent;
  2. a security deposit with a maximum of 5 weeks rent, or 6 weeks on a property with rent over £50,000 per year;
  3. a holding deposit of no more than one weeks’ rent;
  4. default fee for late payment of rent (after 14 days);
  5. reasonable charges for lost keys or security fobs;
  6. payments associated with contract variation, at £50 or reasonable costs incurred if higher, when requested by the tenant;
  7. payments associated with early termination of the tenancy, when requested by the tenant; and
  8. payments in respect of bills - utilities, communication services, TV licence, council tax and green deal or other energy efficiency charges.

Fees applying to all pre-existing tenancies entered before 1st June 2019

We shall continue to apply the charges within the existing tenancy agreement until 31st May 2020.

Landlord charges

Introduction Only Service

We charge a competitive fee of two weeks rent plus VAT subject to a minimum fee of £300.00 Including VAT @ the prevailing rate of 20%. Rent Collection Service.

We charge two weeks rent plus VAT subject to a minimum fee of £300.00 including VAT @ the prevailing rate of 20% and then make a monthly charge of 5% plus VAT for collecting the rent from the tenant.

Full Management Services

We charge an initial setup fee of two weeks rent subject to a minimum fee of £300.00 including VAT at the prevailing rate of 20% plus a monthly management charge as follows:

FULL MANAGEMENT ONLY: A monthly charge of 10% plus VAT

FULL MANAGEMENT PLUS RENT GUARANTEE: A monthly charge of 12.5% plus VAT.

Tenant Charges

Greystones Estate Agents Fees are non-refundable and are as Follows:

£150 including VAT for a single tenant and £100 including VAT for each additional applicant over the age of 18 years who will be living at the property.

If you require a guarantor then we will make an additional charge of £100 including VAT.

If you decide to withdraw your application once an agreement has been reached, the landlord may withhold your deposit (£200) to cover their costs for loss of marketing.

Greystones Estate Agents require a £200 holding deposit which removes the property from the market whilst the necessary checks are completed and is non-refundable. This holding deposit also forms part of the first month’s rent.

We currently use Rent4Sure to carry out all of our references and credit checks. So please ensure all information is correct throughout the application.
